Signs of fascia or soffit damage

  • Peeling or bubbling paint on the fascia, especially just behind or below the gutter
  • Soft or spongy wood when pressed (a pro can check this from a ladder)
  • Dark stains or visible rot at board ends and corners
  • Gutters sagging or pulling away because hangers can't grip the wood
  • Sagging, stained or holed soffit panels under the eave
  • Signs of animals or insects getting into the eave: droppings, nesting, chewed edges

Why it happens

Fascia rot almost always comes back to water:

  • Overflowing gutters that spill water back against the board. See why gutters overflow.
  • Leaking seams and end caps dripping on the same spot for years
  • Missing or short drip edge, so roof water runs behind the gutter
  • Gutters hung too low or too far from the roof edge
  • Paint failure that lets moisture into bare wood

In Georgia's humid climate, wood that stays damp has plenty of time to rot. That's why fixing the water source is part of any lasting repair.

What to do right now

  1. Keep the gutters clean so water isn't spilling onto the board while you wait for a repair.
  2. Don't lean a ladder against a soft fascia or gutter. Rotted wood can give way.
  3. Take photos from the ground of any peeling paint, stains or sagging gutters.
  4. Get it assessed before the gutter starts pulling loose.

The typical repair process

  1. Take down the gutter along the damaged section.
  2. Probe and cut out rotted wood back to solid material, and check the rafter tails behind it.
  3. Install new fascia (and soffit, if needed), primed and sealed; many pros also recommend paint or trim wrap.
  4. Add or correct the drip edge where it's missing or too short.
  5. Re-hang the gutter with new hidden hangers at the correct pitch. See gutter repair.
  6. Water-test to be sure water stays in the gutter and off the new wood.

If the gutters are old or undersized, it can be worth replacing them while they're down. See seamless gutter replacement.

What affects the cost

  • How much wood is rotted, and whether rafter tails are damaged too
  • Height and access (two-story eaves, steep roofs)
  • Material choice: wood, composite/PVC, or aluminum wrap
  • Painting to match the rest of the trim
  • Gutter removal and re-hanging (or replacement)

Fascia repair is hard to price until the old gutter is off and the wood can be checked. See the cost guide, or call (678) 721‑8964 for a free estimate.

Questions to ask a pro

  • Can you show me photos of the rot and how far it goes?
  • What caused it, and how will you stop it from happening again?
  • What material do you recommend, and will it need painting?
  • Will you add or extend the drip edge?
  • How do you price extra rot found after the gutter comes down?
  • Do you re-hang the gutters yourself, or is that a separate trade?

Fascia & Soffit Repair: FAQ

What is fascia, and what is soffit?

The fascia is the vertical board along the roof edge that the gutter is attached to. The soffit is the underside of the roof overhang, between the fascia and the wall of the house. Both protect the rafter ends and attic from weather.

What causes fascia boards to rot?

Usually water: gutters that overflow or leak behind themselves, a missing or short drip edge that lets water run behind the gutter, peeling paint that lets moisture into the wood, and gutters that have been clogged for a long time. Fixing the fascia without fixing the water problem means it will rot again.

Can the gutters stay up while fascia is repaired?

Generally no. The section of gutter over the damaged fascia has to come down so the wood can be cut out and replaced, then the gutter is re-hung. That is also a good moment to check its pitch and hangers.

Is fascia rot an emergency?

Not usually an emergency, but it should not wait long. Rotted fascia cannot hold gutter hangers, so gutters start to sag and pull away, and water can reach the rafter ends and soffit. Animals and insects also find their way in through soft or broken boards.

Should rotted fascia be replaced with wood or something else?

Options include primed and painted wood, composite or PVC trim boards, and aluminum wrap over sound wood. Each has trade-offs in cost, appearance and upkeep. Wrapping over rotted wood is not a fix; damaged wood should be replaced first.
